We are currently seeking an experienced FT Apartment Maintenance Technician for ongoing openings in King County! You will be responsible for completing work orders, apartment turns, and other required tasks. Outstanding benefit package includes medical, dental and vision after 60 days, and a complimentary Employee Assistance Program. Two weeks of vacation per year, a personal holiday, sick time and immediate holiday pay. Reliable transportation and a valid driver's license is a must.
Targa Real Estate Services is seeking a full-time maintenance technician to maintain several residential communities in Tacoma, WA.
As the maintenance technician, you will be responsible to perform various maintenance functions including repairs to the following: electrical, plumbing, appliances, flooring, carpentry and restoring units to be re-rented to new tenants.
Maintenance technicians also provide ground maintenance inspections of the buildings and common areas to ensure safety and cleanliness.
Special projects and other responsibilities as may be determined.
Prior maintenance experience required, preferably in apartment, hotel, condo, single family home or commercial field.
Experience with electrical, plumbing, drywall, painting, appliance, and basic repairs required.
Certifications in any of the above preferred.
This job requires exerting 50 to 100 pounds of force occasionally, and/or 25 to 50 pounds of
force frequently, and/or 10 to 20 pounds of force constantly.
Maintain the day-to-day operations, and to assume responsibility for maintaining the physical assets of the property under the direction of the Property Manager.

The PROPERTY MANAGER is fully accountable for all community operations.
The purpose and scope of the PROPERTY MANAGER is to effectively manage and coordinate all property staff and available resources in order to accomplish community objectives as set forth by the Regional Property Manager and Property Owner.
These objectives will include maximizing occupancy levels and community values.
In addition, the PROPERTY MANAGER will train the Assistant Manager to assume all managerial duties in the event of the PROPERTY MANAGER’S absence.
Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws.
The PROPERTY MANAGER will assist in formulation of budgets for each upcoming calendar year, staying within the established budget guidelines, and being fiscally responsible with regard to establishing vendor relationships.
Actively maintain and report monthly variances and narratives.
Ensure that all rents are collected when due, and posted in a timely manner.
Make sure that all bank deposits are made immediately and deposits are reported to the corporate office on a daily basis.
Perform evictions, utility cut-offs and liens as required on delinquent rents.
Constant vendor/contractor communications concerning work scheduling, billings, vendor relations and certificates of insurance.
The PROPERTY MANAGER is responsible for approving and submitting all invoices to corporate office for payment.
Make rental rate recommendations to Regional Property Manager.
With the assistance of the HR Manager, interview, train, motivate and supervise all site staff in order to achieve the established operational goals of assigned community.
This includes new employee orientation and training, ongoing formal and informal performance evaluation, review and approval of timesheets, instructing and advising site staff of employee procedures and guidelines.
Provide comprehensive feedback to non-performing employees.
With assistance of HR Manager, facilitate disciplinary procedures and documentations, up to and including terminations of employment, if necessary.
Conduct on-going training with office staff; e.g., leasing paperwork, workplace safety, and any other type of training needed on a daily basis.
Report all liability and community incidents to the HR Manager immediately.
Ensure that all workers’ compensations claims are reported and proper paperwork is completed and submitted to the HR Manager.
Property manager will complete any pertinent annual safety checklists with maintenance staff as required by OSHA regulations.
Ensure that lease files are complete, and that completion of leases is being executed property.
Approve in writing all leases on the property.
Responsible for offices opening on schedule, condition of office, and model apartment.
Attend scheduled corporate management meetings, usually held on a quarterly basis, at the corporate office.
Maintain records on all aspects of management activity on a daily, weekly, and monthly basis.
Submit required reports to corporate office on a weekly and monthly basis.
Maintain a positive customer service attitude.
Periodic inspection with residents during move-in/move-outs.
Review all notices to vacate to determine the cause of the move-out.
Initiate and implement policies/procedures to maintain resident communications; e.g., complaints, service requests, etc.
Physically walk and inspect community on a regular basis; check on vacant apartments.
Update board indicating vacancy status on a daily basis.
Coordinate with maintenance and make-ready staff to ensure timely condition of apartments after move-out.
Work closely with maintenance to monitor and schedule all maintenance activity and review work orders.
Conduct market surveys monthly and provide trend report information. Shop competition and be aware of neighborhood market conditions.
Welcome and show community to prospective new residents.
Handle incoming phone calls from prospective new residents and complete appropriate paperwork.
Maintain awareness of market/industry conditions and trends via trade publications, professional organizations, etc.
3 years of experience in property management; to include 1 year in management.
Must have background in supervision and management of site staff.
Work Hours: 40 hours scheduled per week, with flexibility for on call pager and emergency response.
Inspect apartment community and surrounding neighbourhood on a daily basis, make trips to the bank and to the corporate office as needed.
Occasional use of golf cart may be necessary.
Must have valid driver’s license and current automobile insurance.
