    In addition, the ASSISTANT MANAGER is directly responsible for maintaining daily, weekly, and monthly reports including accurate reporting of rents and deposits received.

    DUTIES AND RESPONSIBILITIES:

    Conduct all business in accordance with current policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and States laws.

    INCOME COLLECTION

    Maintains accurate resident records.
    Updates on a daily basis on all rents, deposits, and application fees received from residents.
    Issues appropriate notice when necessary (e.g., late payments, eviction notices, returned check memos). Deposits all receipts prior to bank close each day. RESIDENT RELATIONS

    Maintains positive customer relations attitude. Physically inspects community when on grounds, picks up litter, and reports any service needs to maintenance or janitorial staff. Inspects move-outs and vacancies when requested. MARKETING

    Must be knowledgeable of all phases of leasing and resident retention. Works with lease renewals each month. Responsible for keeping daily records on lease renewals and terminations. Greets prospective clients, shows community and performs leasing duties. Answers and handles incoming phone calls from prospective new residents, current residents, vendors/suppliers, etc. Maintains awareness of local market conditions and trends.
    Contributes ideas to the property manager for marketing the community and improving resident satisfaction.

    ADMINISTRATIVE

    Updates required reports concerning move-out notices, activity, etc., on a daily basis and provide information to the property manager. Organizes and files all applicable reports, leases, and paperwork. Proofreads all lease paperwork and processes move-ins and move-outs. Processes all security deposit move-out reports. Accepts service requests from residents and routes to maintenance for prompt processing.
    Conducts service follow-up with residents when work is completed.

    GENERAL

    Performs any additional duties assigned by Property Manager or Regional Property Manager. Serves as a backup for all Property managers in their absence.

    QUALIFICATIONS

    2 years of experience in residential property management preferred. Must have basic computer knowledge. Work Hours: 40 hours per week as scheduled, with an emergency phone or weekend coverage as needed.

    DRIVING/TRAVELING REQUIREMENTS

    May be required to make trips to the bank and visit the corporate office. Use of property golf cart may be necessary as applicable to the site. Must have a valid driver’s license and current automobile insurance.

    OVERVIEW: Maintain the day-to-day operations, and to assume responsibility for maintaining the physical assets of the property under the direction of the Property Manager.

    DUTIES AND RESPONSIBILITIES:

    Responsible for the completion of all maintenance service requests/work orders as assigned. Complete make-ready (unit turn) process of vacant apartments as directed by the Property Manager. Work within expense limits established for vendor purchases. Maintain inventory controls for cost-effective operations. Schedule and complete annual property safety checks for OSHA compliance. Coordinate special projects as directed by the Property Manager. Assist in monitoring all work being performed by outside vendors and contractors. Responsible for 24-hour emergency maintenance service as scheduled. Carry pager/cell phone as required for on-call maintenance. Monitor and maintain all building systems as assigned. Complete grounds work as directed by the Property Manager, which may include picking up trash, sweeping curb and dumpster areas, and maintaining landscaping beds and other areas. Responsible for alerting the Property Manager of any unusual occurrences and/or damage. Complete payroll time sheets in ADP and submit them to supervisor twice each month, by the 5th and the 20th for payroll processing.
    Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees. Assure safety standards are used which comply with all company, local, City, State, and Federal guidelines.
    Completes required training classes via LMS in a timely manner. Ensure compliance with all work-related activities in a fair, ethical, and consistent manner. Follow established company policies and those outlined in the Employee Handbook. Special projects and other responsibilities may be determined. Cleans internal areas of buildings, including buffing, dusting, sweeping, and mopping.
    Empties trash cans and consolidates trash for weekly pickup. Paints interior and exterior walls and trim. Maintains and repairs buildings' plumbing and electrical systems, including replacing worn or defective parts such as switches and fuses. Repairs or replaces building brick, stone, and concrete.
